I don't live in Dubai — can you still handle it? +
Yes — most of our clients are overseas landlords. We manage the whole fit-out remotely: you approve the proposal and choices online, we do everything on the ground, and you receive photos and a full invoice pack at handover.
What does "100% of invoices shared" actually mean? +
Exactly that. You receive every supplier receipt for everything bought for your apartment — furniture, appliances, linens, consumables, compliance items. You see precisely what was paid, to whom. Our fee is the only thing we earn, and it's shown as its own line.
How is this cheaper than the agency packages? +
We don't mark up the goods. Market 1-bedroom packages run AED 32,000–50,000 plus VAT, with the margin bundled invisibly into one price — and appliance or laundry bundles quoted at roughly double retail. You pay the real supplier price plus one flat fee. A standard 1-bedroom typically lands near AED 25,000–28,000 all-in, with the towels, sheets, smart lock, fire safety and consumables those packages leave out actually included.
Can I choose my own brands and quality level? +
Always. Every line comes with options across essential, standard and premium tiers, with real product links. Upgrade the sofa, keep the kitchen basic — it's your call, and it never changes our fee.
Do you cover DTCM / holiday-home compliance? +
Yes. Smart lock, fire extinguisher and blanket, emergency signage, first-aid kit, safety notices, prayer mat and more are part of the standard scope. We confirm the current DET checklist with you before purchase so your unit is ready to list.
How long does a fit-out take? +
Most one and two-bedroom apartments are guest-ready within one to two weeks of approving the proposal, subject to delivery lead times on any premium or made-to-order items.
